Who is legally responsible for fire door inspections?

The Responsible Person for the building — usually the landlord, managing agent, building owner, or employer — is legally responsible for ensuring fire doors are inspected and maintained under the Regulatory Reform (Fire Safety) Order 2005.

Are fire door inspections a legal requirement?

Yes. Fire doors must be inspected under the Regulatory Reform (Fire Safety) Order 2005, and the Fire Safety (England) Regulations 2022 set additional requirements for residential buildings. The exact inspection frequency depends on the type of building, how it’s used, and the level of fire risk.

What is a fire door survey?

A fire door survey is a certified, non‑invasive inspection of your existing fire doors. We assess their condition, compliance and certification status, and identify any remedial works needed. You’ll receive a full photographic compliance report afterwards. 

What does a fire door survey consist of?

Our surveyors inspect every component of the fire door assembly, including: the door leaf, frame, and any glazing; hinges, closers, locks, and other ironmongery; intumescent and smoke seals; signage, gaps, and thresholds; fire-stopping around the frame (visual inspection only); and certification labels and traceability markers. 

Do I need to do anything to prepare before the survey? 

Yes — a few things will help us complete the survey efficiently. Please ensure all fire doors are accessible, with no furniture, bins, or personal items blocking the area. Rooms should be unlocked and ready for inspection. If any doors have coded or restricted access, please share codes or access arrangements with us in advance. For larger sites, it helps to assign a site contact who can guide our surveyor to the relevant doors. 

What if some areas have restricted access — for example, vulnerable occupants or secure zones?  

Please let us know in advance. We can plan around access restrictions so the survey is carried out safely and without disruption. 

Do I need to arrange parking or site access? 

If parking is limited, permits are needed, or a site induction is required, please tell us before the visit to avoid delays. 

Are there any PPE requirements I should know about?  site access? 

We bring standard PPE (safety footwear, hi‑vis). If your site requires additional PPE, please advise us in advance. 

During Your Survey 
What happens on the day of the survey? 

Our surveyor inspects each door, takes photographs and records findings in line with our BlueSky third‑party certification and current regulations. The inspection is visual and non‑invasive. 

Will the survey cause any disruption? 

Disruption is minimal. We need access to both sides of each door and space to work safely. No repairs are carried out during the survey. 

How long does a fire door survey take?  

Each individual fire door typically takes between 10 and 20 minutes to inspect, depending on access and the complexity of the door assembly. For larger sites with multiple doors or buildings, the survey may be scheduled across more than one day. We will confirm the expected schedule with you in advance. 

After Your Survey 
What do I receive after the survey?  

A detailed photographic compliance report showing the condition of each door, any non‑compliances and recommended remedial actions. An invoice is issued based on the number of doors inspected. 

My survey report says some doors need work. What do I do next?

Who is legally responsible for fire door inspections? 

In commercial properties, the Responsible Person under the Regulatory Reform (Fire Safety) Order 2005 has a legal duty to ensure fire doors are inspected, maintained, and compliant. In residential buildings, managing agents and building owners are responsible for communal fire doors. Individual leaseholders are typically responsible for their own apartment entrance doors, as set out in their lease agreement. 

Are fire door inspections a legal requirement? 

Yes, for many building types. The Fire Safety (England) Regulations 2022 introduced specific requirements for routine fire door checks in blocks of flats above a certain height. For commercial premises, the Regulatory Reform (Fire Safety) Order 2005 places an ongoing duty on the Responsible Person to ensure fire doors are maintained in a compliant condition.
